Loss mitigation programs were created by the federal government and the mortgage industry to stop home foreclosures. They help foreclosure homeowners in default on their mortgages to find an alternative to home foreclosure. Each homeowner's situation is unique and each lender has their own policies in reference to programs to stop foreclosure. After we have a thorough assessment of your personal finances and analyzing your lender's loss mitigation policies our licensed loss mitigators will negotiate with your lender to get you the best possible solution for your foreclosure problem. We can help you save your home and credit history through a variety of options:

  • “A LOAN MODIFICATION”

    If you have incurred a long term financial hardship, our office can assist you in supplying the appropriate information to lender to take the appropriate measures to modify the term(s) of your mortgage. This could lower the interest rate and/or extend the term of the loan resulting in lower payments. There are costs and fees associated with a modification that you may/may not be responsible for. Any other mortgagees must agree to be subordinate to the first mortgage. All requests are subject to your lender's approval.

  • “A SHORT SALE”

    If you have suffered a financial hardship and are unable to maintain your loan, or if you need to sell the property to avoid being foreclosed the lender may be able grant you with a short payoff. If this is an option you wish to pursue, you must inform our licensed staff immediately. There may be tax ramifications associated with any short sale or foreclosure; therefore, we recommend you contact  your tax advisor for details. Some states permit lenders to seek a deficiency judgment for the amount the payoff was shorted and some states do not.

  • Other Services

    WE also OFFER OTHER SERVICES which include: FORBEARANCES, DEED-IN-LIEU DEED RECORDATION SERVICES, NOTARY, BROKER’S PRICE OPINIONS, HOME INSPECTIONS, TITLE ABSTRACTS and much more!

Loss mitigation techniques that preserve homeownership are generally less costly than foreclosure, particularly when applied before default. Prudent loss mitigation strategies may include loan modifications; deferral of payments; extension of loan maturities; conversion of adjustable-rate mortgages into fixed-rate or fully indexed, fully amortizing adjustable-rate mortgages; capitalization of delinquent amounts; or any combination of these. As one example, servicers have been converting hybrid adjustable-rate mortgages into fixed-rate loans. Where appropriate, servicers are encouraged to apply loss mitigation techniques that result in mortgage obligations that the borrower can meet in a sustained manner over the long term.
